Can several office units be combined on a modular basis?
Yes, the office units can be combined on a modular basis as required. Which combinations are possible depends on the current availability of space. We will be happy to check the right solution individually.
Is the Internet included in the rental price?
No. Internet is not included in the rent. Each tenant can organize and order the Internet connection individually according to their own needs.
Are shorter rental agreements possible?
Yes, shorter rental agreements are generally possible, especially for project-related uses or limited project durations. Availability and specific conditions are checked individually on request.
What ancillary costs are incurred?
Service charges are billed according to consumption. All rooms are air-conditioned.
For shared areas such as the canteen, toilets and checkroom, only the ancillary costs actually incurred will be charged. There is no additional room rent for these communal areas. This means that over 50 m² of communal space is available, for which only the ancillary costs are borne on a pro rata basis.
Are parking spaces available?
Yes, parking spaces are generally available, but are also subject to current availability.
There are also public parking facilities around the building, including blue parking zones. Depending on the situation, a resident or parking permit can also be applied for via the city of Lugano.

The Lugano-Paradiso train station can be reached on foot in around ten minutes, and there are excellent connections to the city, lake, highway and shopping facilities.
The building is close to the tracks: The trains roll past at inner-city speed, lending the surroundings a touch of “downtown Manhattan” – only quieter, calmer, almost poetic.
